Aid for ADUs
Aid for ADUs is a loan program designed to support existing property owners by providing low-cost loans for the construction or conversion of existing spaces into Accessory Dwelling Units (ADUs) on the Owner’s property, where permitted.
Through the program, the Eagle County Housing and Development Authority (ECHDA) may offer up to $150,000 in the form of a loan, secured by a Promissory Note and Deed of Trust. In exchange, the Owner must place a 15-year Deed Restriction on the property, requiring that the ADU be leased to an Eligible Household earning no more than 100% of the Area Median Income (AMI). Short-term rentals are strictly prohibited.
The program’s purpose is to create new, year-round housing units at attainable rental rates for Eagle County residents.
What is an ADU?
An Accessory Dwelling Unit (ADU) is a separate dwelling unit that is subordinate to the main property. It must include:
Kitchen facilities (sink and stove or oven),
A bathroom (toilet, sink, and shower or bathtub), and
Living and sleeping areas independent of the main residence.
ADUs may be located within, attached to, or detached from the main structure. Owners are responsible for confirming that ADUs are permitted on their property and obtaining all necessary approvals and permits.

Rental Requirement: ADU must be rented to an Eligible Household earning no more than 100% AMI.
Short-Term Rentals: Not allowed.
